The builder will work closely with its own or your architect/draftsperson/designer to ensure all drawings and schedules are in keeping with your budget.

  • Prioritise – contemplate the elements of the design that are pivotal to your brief. Consider the special elements on which you would like to allocate more funds and those on which you could look at cost effective alternatives.
  • Contingency – ensure you include a contingency fund for unexpected costs. This is especially pertinent to renovations of older houses. Issues can arise that are not known until demolition and construction have commenced.
  • Fixtures and Finishes – research with your designer/decorator and finalise all the fixtures, finishes and appliances so appropriate figures can be included in the final quotation and subsequent contract documentation. This will help prevent cost overruns.
  • Communication – needs to be consistent and thorough. Efficiencies can often be found throughout the build. Conversely you may request changes as the design comes to life. These can be discussed and evaluated prior to being undertaken.
